Small county, complicated county

Arlington is twenty-six square miles, which makes it one of the smallest counties in the country and by a distance the smallest we serve. It is also the most operationally difficult, and none of that is about volume.

There is no incorporated town inside it and no real suburban sprawl. What there is instead: dense Metro-corridor high-rises along the Orange and Silver lines through Rosslyn, Courthouse, Clarendon, Virginia Square and Ballston; another dense cluster around Crystal City and Pentagon City; and between and around them, neighbourhoods of 1930s–50s brick colonials, Cape Cods and bungalows on small lots with alleys behind.

Every one of those presents a different access problem, and access is genuinely the whole job here.

What a high-rise actually requires

If you live in a building along the Rosslyn–Ballston corridor or in National Landing, the removal is the easy part. The building is the hard part.

Most require a certificate of insurance from any vendor, naming the building owner and the management company as additional insured, delivered before anyone is allowed past the lobby. Most require the freight elevator to be reserved in advance, in a defined time block. Many restrict moves to weekday business hours, and a few to specific days. Some want the loading dock booked separately from the elevator.

We handle all of that, and we issue certificates as a matter of routine. What we cannot do is compress it — a booked freight elevator is a booked freight elevator. This is the one part of our service area where same-day genuinely is not realistic, and we will tell you that up front rather than discovering it at your front desk.

The rowhouse and colonial half

North Arlington’s older neighbourhoods — Cherrydale, Lyon Village, Westover, Maywood — are small brick houses on small lots, largely built between 1930 and 1955, on streets designed before two-car households.

Permit-only parking is widespread. Driveways are short and often shared. Many of these homes have alley access behind, which is the thing that saves us, because a truck in the alley turns a difficult job into an ordinary one. Where there is no alley we stage where we legally can and shuttle.

Basements in this housing stock are typically low-ceilinged with a narrow staircase and a turn at the bottom. It is slow work, and it does not change the price, because we quote by volume rather than by the hour. That distinction matters more in Arlington than anywhere else we work — hourly pricing here would punish you purely for owning an old house.

The turnover cycle

Arlington’s rental population turns over hard, and there is a very visible rhythm to it. Late spring through August is relentless: leases end, people leave the region entirely, and furniture that is not worth moving gets abandoned in place.

For landlords and property managers this is a recurring operational problem rather than a one-off, and we work it that way — quoted from photos, scheduled against the lease gap, completion photographs sent through. Several buildings we work in have the same three-day window every year.

Bulk collection exists, and sometimes you should use it

Worth saying plainly: Arlington County runs its own bulk item collection for residents, and if what you have is one item, you are not in a hurry, and you can get it to the kerb yourself, that service is included in what you already pay in taxes. Use it.

Where it stops working is the same place it always does. There are limits on how much goes out per collection, it runs on a schedule rather than when you need it, mattresses and appliances have their own restrictions, and everything has to reach the kerb under its own power — which is exactly the problem when the thing is a sleeper sofa on the third floor of a walk-up.
