Loudoun’s first suburb, and its later ones
Sterling Park was built in the early 1960s and is, in a meaningful sense, where suburban Loudoun County began. Modest single-family homes on flat lots, laid out on a straightforward grid, sold to families priced out of Fairfax when Fairfax was still affordable.
Sixty years on, it is the oldest substantial housing stock in the county, and it behaves like it. Original owners have largely moved on or passed away. Houses have been through several hands. Many are rentals. A good number are being renovated fairly aggressively, because the lots are decent and the location — minutes from Dulles and Route 28 — has only improved.
North and west of it, Cascades, Countryside, Potomac Falls and Lowes Island are a different generation entirely: late 1980s through the 1990s, larger homes, HOA-governed, garages and finished basements.
What sixty-year-old housing produces
Sterling Park jobs are smaller in volume and older in content.
These are not big houses. A full clearing here is frequently a half load where the same job in Ashburn would be three-quarters. But what comes out is genuinely old — appliances from the seventies and eighties still running in basements, furniture from several owners back, and the accumulated contents of small detached garages and backyard sheds.
Appliance removal is disproportionately common here for the obvious reason: when the housing stock is old, the appliances in it eventually are too. Old chest freezers, wall ovens, and refrigerators from an era when they were built to outlast the kitchen.
The asbestos conversation, specifically for Sterling Park
This deserves stating plainly rather than in a footnote, because Sterling Park sits exactly in the risk window.
Housing built in the 1960s routinely used asbestos in nine-inch vinyl floor tile, in the black mastic adhesive underneath it, in pipe and duct insulation, and in textured popcorn ceilings. Left alone and intact, none of that is a live hazard. Broken up during a renovation, it becomes airborne, and it is a serious health matter rather than a paperwork one.
We cannot legally haul asbestos-containing material. More to the point, we would rather you knew before demolition than after. A test is inexpensive against a renovation budget and takes a few days. If it comes back positive you need a licensed abatement contractor; if it comes back clear you proceed with confidence, and we will take everything the project generates.
Given how much of Sterling Park is currently being remodelled, this comes up on a regular basis.
Cascades and Countryside behave like Ashburn
The newer half of Sterling has a completely different job profile — closer to what we see in Ashburn than to what we see two miles away in Sterling Park.
Bigger houses, attached two-car garages that have not held a car in years, unfinished basement space being finished, back yards with play sets that outlived their children, and HOA covenants that make a driveway dumpster impractical. Half and three-quarter loads are the norm.
Rentals and turnover
Sterling has more rental housing than most of Loudoun, spread between older Sterling Park houses that were bought as investments and the apartment complexes along the Route 7 and Route 28 corridors serving the airport and the surrounding employers.
Turnover clearing runs on a tight clock and usually gets managed remotely. Photos in, firm price back, lockbox or key handover, photographs of every empty room when we finish. It works well and it saves an out-of-area landlord a wasted afternoon.
Timing
Sterling is roughly half an hour from our Chantilly base and sits comfortably inside same-day range for weekday morning bookings. Route 28 at rush hour is the main variable, so morning slots are both easier for us and more reliable for you.

My house is from the 1960s and I am remodelling. Anything I should know?
One thing, and it matters. Sterling Park was largely built in the 1960s, which puts it firmly in the era where asbestos was routine in nine-inch floor tile, the black mastic beneath it, pipe insulation and popcorn ceilings. Intact it is generally not a hazard; taken out with a demolition hammer it very much is. Test before demolition. We cannot legally haul asbestos-containing material, and we would rather you spend a small amount on a test than a large amount on an abatement you triggered yourself.
Can you take old appliances?
Yes, and Sterling generates a lot of them given the age of Sterling Park's original housing. Refrigerators, freezers and window air conditioners contain refrigerant that federal law requires be recovered by a certified technician before scrapping — which is why the county will not take them kerbside. We route them properly. We disconnect water lines on washers and dishwashers, but gas connections need a licensed gas fitter first, and we will not pretend otherwise.
