Chantilly is unusual in Fairfax County for how evenly it splits between houses and businesses.

North and west along Route 50 and around Westfields is one of the county’s larger concentrations of office, flex and light industrial space — government contractors, technology firms, distribution and trades. South and east is straightforward late-eighties and nineties residential: Greenbriar, Poplar Tree, Rocky Run, Brookfield.

Most of our service area is overwhelmingly one or the other. Chantilly is genuinely both, and in a given week the work can split close to evenly between a garage in Greenbriar and a suite in Westfields.

The commercial side

Office and flex-space clearing here runs on a different clock from household work, and the differences are all logistical rather than physical.

The space is usually still in use, so the work happens in the evening or at a weekend — at no premium, because that is simply how commercial removal should be scheduled. The neighbourhoods here were built in the same wave as neighbouring Centreville — mostly mid-1980s through the 1990s — and produce a similar job list. Garages that stopped holding cars a decade ago, basement storage rooms functioning as archives, and back yards still holding the play equipment of children who are now adults.

Where Chantilly differs slightly is house size and lot size. Greenbriar and Poplar Tree lean toward larger detached homes with three-car garages in places, which means when a garage clearing comes it is more often a three-quarter or full load than the half load a Centreville townhouse garage produces.

Basement finishing, still going

A good proportion of Chantilly housing was built with unfinished basement space, and a steady share of it is being finished now, thirty years on.

That generates predictable debris: drywall offcuts, framing lumber, packaging from flooring and fixtures, old carpet if there was any, and the contents of whatever was being stored down there before the project started. Two cautions we give everywhere and mean here too. Concrete and tile are priced by weight rather than volume because that is how disposal is billed. And if the project involves demolition in a pre-1980 structure, test for asbestos first — most Chantilly housing is newer than that threshold, but not all of it, and the older properties along the Route 50 corridor predate the subdivisions considerably.
