Two Herndons, about two miles apart

Herndon started as a stop on the Washington and Old Dominion railroad, and the old town core still reads that way — a compact grid of late nineteenth and early twentieth century frame houses around the restored depot, on small lots with narrow streets and detached garages that were built for a Model A.

Two miles east, along the Dulles Toll Road, is a completely different town: office parks, corporate campuses, Worldgate, and dense residential development built to house the people working in them. Garden apartments, townhouse rows, mid-rise condos, much of it from the 1980s onward and a good deal of it from the last fifteen years.

The hauling work in those two Herndons has almost nothing in common.

The old town: small houses, big accumulation

Housing near downtown is genuinely old by Northern Virginia standards, and it comes with the usual companions — small rooms, tight staircases, unfinished attics with pull-down ladders, and detached garages and sheds at the back of the lot that have been absorbing things since before anyone currently living there arrived.

Attic clearing is a bigger share of our downtown Herndon work than elsewhere. A lot of these houses have proper walk-up or pull-down attic space that has never been fully emptied by anyone, across multiple owners. What comes down is frequently not the current owner’s at all.

Detached garages and backyard sheds are the other constant. Structures of that age under tree cover rot from the sill up, and shed removal here is common enough that we usually assume it will be part of a downtown Herndon call.

The corridor: turnover, constantly

The Dulles-corridor side of Herndon runs on a rental cycle, driven by the employers along the toll road and the Silver Line extension.

People arrive for a job, stay two or three years, and leave — frequently out of the region entirely, which is when furniture stops being worth moving. That produces a reliable stream of apartment and condo clearing, concentrated but not confined to the summer months.

Landlords and property managers are the repeat customers here, and the work is almost entirely remote-managed. Photos in, price agreed, lockbox code, photographs of the empty unit sent back. Nobody needs to be present.

Newer buildings, older rules

The mid-rise and newer condo buildings near Worldgate and the Herndon Metro station operate like small versions of Arlington towers: certificate of insurance naming the building and management, freight elevator booked in advance, moves restricted to certain hours.

None of that is a problem, and all of it takes lead time. We issue certificates routinely. What we will not do is promise you same-day service into a building whose elevator we have not booked, because that promise fails at the front desk.

Garden-style apartment complexes — of which Herndon has many — have none of these constraints and are usually same-day work.

Getting here

Herndon is about twenty minutes from our base depending on the Fairfax County Parkway, which puts it comfortably inside our same-day range for houses and garden apartments.

The one thing that reliably slows a Herndon job is parking in the old town core. Streets there are narrow, some have restrictions, and a box truck occupies real estate. Tell us the address when you book and we will have already worked out where the truck goes.
