The county seat, and considerably older than the county’s reputation

Leesburg was established in 1758 and served as the seat of Loudoun County before most of the region existed in any recognisable form. The old town core is a genuine historic district — brick townhouses, frame houses, stone buildings, a courthouse square, and a street grid laid out for foot and horse traffic.

That matters practically, because Leesburg is the only place in our service area where the physical age of the built environment is the primary access constraint. Arlington has tight streets built for 1940s cars; Leesburg has streets built for no cars at all.

Everything beyond the old core is a different era entirely. Lansdowne, Potomac Station, Exeter, Tavistock Farms and Woodlea Manor are 1990s and 2000s development with the wide streets, garages and HOA covenants that implies.

Working in the historic district

The old town is doable and it takes planning.

Streets are narrow, several run one-way, and on-street parking is both limited and often restricted. A number of properties are served by rear alleys — original service access, sized for a cart. Some houses have no vehicle access closer than the street in front.

So we stage the truck at the nearest legal point and carry. Sometimes that is a short distance and sometimes it is not. We ask for the specific address when you book rather than just the town, because working out the approach in advance is the difference between a smooth morning and a truck blocking a one-way street while we improvise.

The houses themselves add their own constraints: narrow interior staircases, low door headers, small landings with turns. Furniture disassembly is the norm here rather than the exception.

Design review, and where it applies

Worth being precise, because people ask.

Leesburg’s historic district has design review requirements governing changes to the exterior appearance of structures within it. If your project involves demolishing an outbuilding, removing a porch, taking down a fence or altering anything visible, that is a town conversation to have before work starts.

Clearing the contents out of a building is not subject to any of that. Emptying a house, a basement, an attic or a garage is simply hauling, and there is nothing to apply for.

Estate and downsizing work

Leesburg has a substantial share of long-tenure households — people who bought decades ago, in the old town or in the earlier subdivisions around it, and stayed.

Older Leesburg houses in particular hold genuinely old material — documents, photographs, letters, sometimes items with real historical interest given the town’s age. The one genuine advantage of being out here

The Loudoun County Solid Waste Management Facility sits just outside Leesburg.

For most of our service area, the disposal run is a meaningful part of the day. For Leesburg work it is minutes away, which makes multi-load jobs — whole-house clearings, large estate work — considerably more efficient here than the drive from Chantilly would suggest.

It is also where Loudoun residents can take household hazardous waste free of charge, which is the answer to the paint tins, old fuel and pool chemicals that we cannot legally put in the truck.
