A community that is now old enough to need clearing out

Robert E. Simon broke ground on Reston in 1964, which means the original village at Lake Anne is past sixty and even the later phases are well into middle age. That is exactly the point at which a residential area starts generating serious hauling work.

The pattern is consistent. Original owners who bought into Hunters Woods or South Lakes decades ago are downsizing or their families are handling an estate. Meanwhile the townhouses that turned over repeatedly through the eighties and nineties are now on their fourth or fifth owner, each of whom left something behind in the storage room.

Reston is also unusual in that a lot of people here genuinely love the place and stay for forty years. Wonderful for the community. It does mean the basements are impressive.

The cluster problem

Reston was designed around clusters — grouped homes sharing parking courts, walkways and green space, with the cars kept away from the houses. Architecturally it has aged far better than most 1960s planning. Logistically, for anyone moving heavy objects, it is a genuine constraint.

Shared parking courts mean the truck often cannot get within thirty yards of your front door. Entry lanes are narrow, frequently one-way, and turning a box truck in one is not always possible. Some clusters have footpath-only access to the units at the back, so everything travels on foot down a wooded walkway.

We plan around it rather than being surprised by it. It changes the crew size and the time on site — and it does not change your price, because we quote by volume and not by the hour. That is worth underlining, because an hourly hauler in a Reston cluster is being paid extra for exactly the thing that makes the job slower.

Wooded lots and the deck question

The tree canopy is one of the best things about living here and it does specific things to a property.

Decks and fences in Reston rot faster than the regional average, because they spend their lives in shade and damp under a mature canopy. Deck tear-outs are a noticeably larger share of our Reston work than elsewhere in Fairfax County. So are sheds — a wooden shed under trees has a considerably shorter life than one sitting in the open in Centreville.

Storm work is also heavier here for the same reason. When a summer thunderstorm comes through, mature oaks over sixty-year-old properties drop a lot of limbs.

Town Center is a different job entirely

The high-rises and mid-rises around Reston Town Center have nothing in common with the cluster homes half a mile away.

These behave like Arlington buildings: certificates of insurance for building management, freight elevator reservations, defined move hours, loading dock coordination. We handle all of it as routine, and we will tell you honestly that a Town Center high-rise is not a same-day job, because the elevator booking alone usually needs a day or two.

Why we are quick here

Our base is in Chantilly, which is about fifteen minutes from most of Reston depending on where the Fairfax County Parkway is behaving. It is one of the closest parts of our service area, so Reston gets a disproportionate share of our same-day capacity.
