The county is not one place, and the jobs are not one job

Fairfax County covers over 400 square miles and roughly 1.15 million people, and the work changes completely depending on which part of it you are standing in.

Inside the Beltway — McLean, Falls Church, Annandale, parts of Springfield — the housing stock is largely 1950s and 1960s brick colonials, split-levels and ramblers on smaller lots. Narrow driveways, mature trees close to the house, and basements with the original narrow staircase. The typical job here is a basement or attic that has quietly absorbed four decades, often triggered by a downsizing move or an estate.

Head west and the whole picture shifts. Burke, Centreville, Fair Lakes and Chantilly are dominated by 1980s and 1990s development — townhouse clusters, larger single-family homes, two-car garages and HOA-managed communities. Those garages are the single most common call we get in that half of the county, and the answer is almost always a half load.

The teardown belt

Vienna, Oakton, McLean and Great Falls have a category of work that barely exists elsewhere in the region: pre-demolition clearing.

Lot values in those areas have reached the point where a perfectly serviceable 1960s house is worth less than the ground it sits on. So it gets bought, emptied and replaced with something three times the size. Before the demolition contractor arrives, everything inside has to come out — and quite often nobody has lived there for months, so it is a full house of contents with no one to sort it.

These are typically multi-load jobs run across two or three days. We coordinate with the builder’s schedule, because a demolition crew arriving to a house that is still full is an expensive morning for everybody.

Where it goes

Fairfax County runs two main disposal facilities — the I-66 Transfer Station off West Ox Road and the I-95 Landfill Complex in Lorton. Both take household hazardous waste from residents at no charge, which is the answer to the paint tins and old fuel cans that turn up in nearly every garage clearing we do.

We route usable furniture and working appliances to local donation partners before anything heads to a transfer station, separate scrap metal, and send electronics through proper e-waste channels rather than the general waste stream.

Access is the variable that actually matters

What changes the difficulty of a Fairfax job is almost never the volume. It is the path out.

A townhouse in Kingstowne with an interior garage and a level walk-out is straightforward regardless of how much is in it. A 1955 rambler in Annandale with a narrow basement staircase, a turn at the bottom and a low header beam is genuinely hard work even for a modest load. Older Vienna and Falls Church homes frequently have both a tight stairwell and no side door, meaning everything travels through the living room.

None of that changes your price, because we quote by volume rather than by the hour. It is worth mentioning when you call, though, because it changes how many people we bring.
