Commercial work is a scheduling problem first

The physical job is not the hard part. Office furniture is heavier than household furniture but it is more uniform, and a loading dock beats a basement staircase every time.

What makes commercial work different is that the space is usually in use. There are employees, customers, a landlord with rules, a building engineer who controls the freight elevator, and a hard date attached to a lease. The removal has to fit into all of that without interrupting the business paying for it.

So most of what we do commercially happens overnight or at a weekend, at no premium. We coordinate the dock and the freight elevator with building management ahead of time rather than turning up and discovering the elevator is booked. And we work to your date, because a lease expiry is not a flexible deadline.

Certificates of insurance are routine

Nearly every commercial building in Northern Virginia requires a certificate of insurance from any vendor working on the property, naming the building owner and property manager as additional insured. Class A space in Tysons, Reston Town Center, Rosslyn and Ballston will not let a crew past the loading dock without one.

We issue these as a normal part of booking, in whatever format the building’s certificate requirements specify, sent directly to the property manager. If your building has particular limits or endorsement requirements, send them over when you book and we will match them.

Data destruction is a separate decision

Worth being precise here, because the distinction gets blurred constantly in this industry.

E-waste recycling means a computer is disassembled and its materials are recovered responsibly. It says nothing about what happened to the data on the drive. Certified data destruction means the drive is physically destroyed or wiped to a defined standard, and you receive a certificate documenting it with a chain of custody.

Those are different services and only one of them protects you. If your business handles anything regulated — client financial records, health information, government contract data, which in this region covers a great many tenants — you want the second one, and you want the paperwork. We arrange it on request. If you do not ask, equipment goes through standard e-waste recycling, and we are not going to describe that as secure.

Cubicles come apart, and it saves you money

A cubicle system that is dismantled properly occupies perhaps a quarter of the truck space that the same system shoved in whole would take. Since we price by volume, that difference goes directly to your invoice.

The major systems — Herman Miller, Steelcase, Haworth, Knoll — each have their own connector logic and a sequence that works. Done in order, panels stack flat, work surfaces come off cleanly and the whole floor plate collapses down efficiently. Done wrong, you break panel frames and end up carrying awkward half-assembled units.

It is a small piece of specific knowledge that has an outsized effect on what a large office clearing costs.

Property managers and turnovers

A meaningful share of this work comes from commercial property managers handling tenant turnovers, where a departing tenant has left behind whatever they did not want to pay to move.

These jobs run on the gap between leases, which is often tight. We can walk a suite, quote it, and schedule around the incoming tenant’s build-out so the space is clear when the contractors need it. Established commercial accounts get net-30 invoicing rather than payment on the day, which makes it considerably easier to run through a standard AP process.

Can you work outside business hours?

That is the default for occupied space, and there is no after-hours premium. Most of our commercial work happens overnight or on a weekend precisely so nobody is trying to run a business around a crew carrying desks through the lobby. Tell us the window and we will work it.

Our building needs a certificate of insurance. Can you provide one?

Yes, and we will send it directly to your property manager naming them as additional insured, in whatever format the building requires. Most Class A buildings in Tysons, Reston Town Center and Rosslyn ask for this and it is a routine part of booking.

What happens to computers with company data on them?

Nothing, unless you tell us what you want done. On request we arrange certified destruction with a chain-of-custody certificate for your records, which is what most regulated tenants need. Otherwise equipment goes through standard e-waste recycling — which is not the same thing as data destruction, and we will not imply that it is.

Can you break down our cubicles?

Yes. Herman Miller, Steelcase, Haworth, Knoll and the common generic systems all come apart in a known sequence, and a system taken apart properly takes up a fraction of the truck space it would otherwise. That directly reduces what the job costs you.
