Why most renovations do not need a dumpster

The default assumption is that a renovation means a container in the driveway. For a whole-house gut, that is right. For the overwhelming majority of jobs people actually do — one kitchen, one bathroom, a basement finish, a deck replacement — it is an expensive habit.

A twenty-yard container in this area runs somewhere around $450 to $700 for a week-long rental, before tonnage overages. If it needs to sit on a public street rather than your driveway, Fairfax, Arlington and most incorporated towns want a permit for that. Meanwhile it damages the driveway surface it sits on, it fills up with the neighbours’ contributions overnight, and it is visible from the street for the entire duration.

Volume-based hauling removes all of that. Debris leaves when it is generated, you pay for the space you actually use, and there is nothing in the driveway on Saturday.

Working around an active job site

Contractors call us for scheduling more than for price. A half-demolished kitchen with a debris pile in the middle of it is a site the next trade cannot work in, and a tile setter standing around waiting for floor space is more expensive than the haul.

So we schedule recurring pulls on longer jobs — commonly weekly on a kitchen or bath remodel, more often on a whole-floor renovation. We load from the work area rather than requiring everything be staged at the kerb first, which is the difference between a haul that helps and one that just moves the problem outdoors.

Same-day and next-morning slots exist specifically for the jobs where an inspection is booked and the site has to be clear.

Heavy material is priced honestly

This is the one place where volume pricing breaks down, so we handle it separately rather than pretending.

Concrete, brick, dirt, roofing shingles, ceramic tile and plaster are all disposed of by weight. Half a truck of those costs several times what half a truck of drywall costs to tip, and any company quoting you a flat volume price on a tile tear-out is either going to lose money or add a charge later. We quote heavy loads separately, on site, before anything is loaded.

The counties are the reason: the I-66 transfer station in Fairfax and the Loudoun County Solid Waste Management Facility both bill construction and demolition waste per ton.

The asbestos conversation

Worth having before demolition, not during it.

Northern Virginia has a lot of pre-1980 housing — most of Arlington, older Falls Church and Annandale, big stretches of Fairfax inside the Beltway. Nine-inch floor tile, the black mastic under it, pipe wrap insulation, and popcorn ceilings from that era all commonly contain asbestos. Intact and undisturbed it is generally not a hazard. Taken out with a demolition hammer, it very much is.

We cannot haul asbestos-containing material and would not try. A test is inexpensive relative to a renovation budget and takes a few days. Do it first, use a licensed abatement contractor if it comes back positive, and we will take everything else on the job the moment they are finished.

Separation on site

Clean wood, scrap metal and mixed construction waste have different disposal routes and different costs, so we separate as we load rather than tipping one mixed pile. Copper pipe, cast iron, steel studs and aluminium gutters go to scrap. Clean untreated lumber has a route of its own. Only genuinely mixed waste goes as mixed waste.

It is a small amount of extra work at the truck and it keeps the cost down, which is a reasonable trade in both directions.
